This policy follows Thailand's Personal Data Protection Act B.E. 2562 (2019) (PDPA). If you are in the European Union, the EEA or the United Kingdom, the General Data Protection Regulation (GDPR) also gives you the rights described below.

Only what you type into our forms, or send us on LINE or WhatsApp:

• Cleaning booking: your name, building or address, unit size, service, preferred date and time, how to contact you (LINE ID or WhatsApp number), notes, and villa photos if you add them.
• Settling-in request: monthly rent budget, preferred area, move-in date, length of stay, household size, how to contact you, and notes.
• Waitlist: the city, and an email address, LINE ID or WhatsApp number.
• Referral sign-up: your name, business or condo name, what kind of business it is, how to contact you, and notes.

We don't create accounts, and we don't use advertising or analytics cookies. One cookie remembers the language you choose with the EN | ไทย switch. Our hosting provider keeps short technical logs, such as IP addresses, to run and protect the website.

To reply to you, arrange and carry out the service you ask for, and keep the records the law requires. Under the PDPA and the GDPR this is processing needed to take steps at your request and to perform our agreement with you.

When you send a settling-in request, we share your condo search brief with our partner agency, with the consent you give on the form.

We don't sell your data and we don't use it for advertising.

• Our cleaning team in Pattaya: the details needed to do the job, such as your address, unit and booking time.
• Our partner Thai agency: your condo search brief, only if you send a settling-in request.
• Resend, which delivers our form emails, and Vercel, which hosts this website. Both process data on our behalf.
• LINE and WhatsApp, when you choose to message us there. Their own privacy policies apply.

Resend and Vercel may process data outside Thailand, for example in the United States, under their data processing terms.

Form submissions reach us as emails; we don't keep a separate database. We keep them for as long as we need to handle your request and provide the service, and longer only where the law requires it, for example for accounting.

Waitlist details are deleted once we've told you about the launch, or sooner if you ask.

You can ask us to:

• give you access to, or a copy of, your personal data
• correct it
• delete it
• restrict or stop using it, or object to how we use it
• send it to you or another organisation in a common format
• withdraw your consent, for example to sharing with our partner agency

Our services are for adults. We don't knowingly collect personal data from children.
